The traps that
cause total loss.

Nominee structures

The single biggest cause of foreign buyer losses in Bali. An Indonesian citizen holds freehold "on your behalf," often through a side agreement or power of attorney. These are void under Indonesian law and increasingly prosecuted. We flag the patterns that signal one.

Lease term and extension

A leasehold with no pre-agreed extension, or a vague "by mutual agreement" renewal, can leave you owning a building on land you no longer have rights to. We check whether the extension is fixed, priced, and binding on the landowner's heirs.

Payment routing

Funds directed to a personal account instead of a company or notary escrow is a classic fraud mechanism. We flag where your money is being sent and whether it matches the contracting party.

Zoning and permits

Agricultural-zoned land cannot legally hold a villa, and rentals without the right licences face fines or demolition. We flag missing zoning detail, building permits, and rental licences.

Language and legal execution

Indonesian property transfers must be in Indonesian and executed before a licensed PPAT to be enforceable. We flag English-only contracts and missing notary execution.
